What we assumed

• HDB: MSR 30% (mortgage only). Bank: TDSR 55% (all debts). LTV 80% HDB / 75% bank.

• EHG tiered by income. Other grants (Family, Proximity) not yet included — add them on top when you get the figures from HDB.

• Reference BTO prices are rough 2024–25 medians and drift over time. Check current HDB launches for actuals.

Frequently asked

Why doesn't this include the Family Grant?
We'll add it. EHG is the big one (up to $120k) and alone gets most couples close. Family Grant adds another $40–80k for first-timer couples; Proximity Grant adds $10–30k if you're buying near parents.
What's the difference between HDB loan and bank loan here?
HDB loan caps monthly mortgage at 30% of income (MSR only). Bank loan uses TDSR (55% of income minus other debts), higher rate, lower LTV (75% vs 80%).
